NIE in Tarragona in 2026: how to obtain one when buying a property

Anyone buying a property in Cambrils or on the Costa Daurada and does not have Spanish nationality usually needs a Foreigner Identification Number (NIE). The number is used to identify yourself in the deed, liquidate taxes and carry out other procedures, but does not constitute a residence permit.
What is the NIE and what is it used for
The NIE is a personal identifier, unique and exclusive. In a property transaction, it is used before a notary, the Tax Agency, and the Land Registry and financial institutions. It may also be necessary for supply contracts or subsequent procedures.
Where and how do you apply
It can be applied for in Spain before the Police or a Foreigner Office, at a Spanish consulate, or through a representative with sufficient power. Usually, form EX-15, the passport or identity document, the fee receipt for form 790, code 012 and documentation that proves the economic or professional reason for the request are presented.
Availability of appointments varies. Therefore, it is advisable to start the procedure before agreeing a firm date for the deposit or the deed.
Common Mistakes
Confusing the assignment of NIE with a right of residence.
Presenting a generic reason without supporting documentation.
Signing a deposit agreement with a deadline that does not allow you to obtain the number.
Granting a power of attorney that does not authorize all the necessary procedures.
Not coordinating NIE, financing, source of funds and notary date.
What to Prepare if You Buy a Property
In addition to the NIE, you should review the ownership and charges of the property, the urban planning situation, the reference value, the tax implications and the deposit agreement. Good coordination prevents an administrative delay from leading to a contractual breach.
